- Exemptions & Benefits
  Miami-Dade County property owners – in particular, permanent residents of a primary home – are eligible for various types of property tax exemptions, as well as related benefits that can result in valuable savings.

    Read about the homestead exemption for permanent owners of a primary residence, as well as exemptions for seniors, disabled persons, widow/widowers, deployed military personnel and eligible institutions.

- Property Assessments
  Every year, the Property Appraiser of Miami-Dade County sends property owners information about their property value, exemption status and more.

    The Notice of Proposed Property Taxes, or TRIM Notice, reflects what your property taxes are likely to be on your November property tax bill.

- Tangible Personal Property
  Tangible Personal Property consists of all goods, chattels and other articles of value capable of manual possession, whose chief value is intrinsic to the article itself, in a place of business.

Working Waterfronts

On November 4, 2008, Florida voters approved Amendment 6 creating changes to Section 4 of Article VII of the State Constitution. This Amendment provides for classification and assessment of working waterfront property based on the following qualified uses:

Predominantly used for commercial fishing
Accessible to the public and used for vessel launches into navigable waters
A marina or dry stack open to the public
A water-dependent marine manufacturing facility
A water-dependent commercial fishing facility
A water-dependent marine vessel construction or repair facility and/or support facilities

Prior to the passage of this amendment, working waterfront properties were assessed based on the "highest and best use," resulting in properties being assessed at values higher than the actual businesses they housed.
