The Property Appraiser of Miami-Dade County Tomas Regalado is hosting outreach events across the County where our offices will be accessible to property owners who may need to apply for Homestead Exemption or other property tax benefits and exemptions.

In Florida, local governments are responsible for administering property tax. The Florida Constitution and Statutes define the roles and authority for the various entities involved in Florida’s property tax system, such as the Property Appraiser of Miami-Dade County.

When buying real estate property, do not assume property taxes will remain the same. Any change in ownership may reset the assessed value of the property to full market value, which could result in higher property taxes. Please use our Tax Estimator to approximate your new property taxes.

There are new reports that scammers are filing fake quitclaim deeds. Unfortunately, these schemes have increased over the past few years. Thieves are preying on property owners and transferring the title to themselves and/or companies, which in turn sell the property, leaving the rightful property owner homeless. Stay vigilant and monitor the Property Search frequently for any changes in ownership.

A recent report revealed that the Miami-Dade Sheriff's Office Economic Crimes Section has been investigating a large amount of "squatter brokers." These scammers are posing as property owners or managers and renting a property they have no legal rights over. Then renters/lessees will get caught up in this fraudulent scheme.
