Physical Inspections

State law requires the Property Appraiser of Miami-Dade County to value every property annually. Periodically, field staff from our office will visit your property to conduct a physical inspection. In most cases inspections are limited to the exterior of the property.

Inspections can result from, but are not limited to the following:

  • Sale of the property
  • Damage (i.e. hurricane, flood, etc.)
  • Permits (new construction or demolition)
  • 5-year inspection cycle
  • The owner's request

Your cooperation as a property owner is important to us. If we are denied access, we may be forced to come to a conclusion of value which is based on estimates rather than on more precise information. By granting access to our staff, you can assist us in ensuring that our records accurately reflect the condition of your property.

In the event our staff cannot confirm the condition of the property, a letter will be left at your door or mailed to you indicating the reason for our visit, with a contact number to arrange a follow-up inspection at a time which is mutually convenient.

It is important to note that our inspection staff will arrive at your property in a marked Property Appraiser of Miami-Dade County vehicle, that they will introduce themselves, and that they will be wearing their official Property Appraiser of Miami-Dade County photo ID. They will notify the owner or resident of the property as to the purpose of their visit. We try to keep the inspections as brief as possible.
