- Exemptions & Benefits
  Miami-Dade County property owners – in particular, permanent residents of a primary home – are eligible for various types of property tax exemptions. See the list of available exemptions and application requirements Property Tax Exemption Guidelines.
  - Property Tax Exemptions
    Read about the homestead exemption for permanent owners of a primary residence, as well as exemptions for seniors, disabled persons, widow/widowers, deployed military personnel and eligible institutions.
  - Apply Online for Homestead Exemption and Additional Tax Benefits
    Homeowners can apply online for Florida’s Homestead Exemption, Senior Exemption, Homestead Assessment Difference (Portability), Widow/Widower Exemption, Totally and Permanently Disabled Veteran Exemption, Surviving Spouse of a Totally and Permanently Disabled Veteran Exemption, and Veteran's Disability Exemption.

- Property Assessments
  Every year, the Property Appraiser of Miami-Dade County sends property owners information about their property value, exemption status and more.
  - Tax Roll Administration
    Read initial and final confirmations of tax roll certifications.
  - TRIM Notice
    The Notice of Proposed Property Taxes, or TRIM Notice, reflects what your property taxes are likely to be on your November property tax bill.
  - Taxing Authorities
    Various taxing authorities – including Miami-Dade County, the School Board, municipalities and other agencies – use the Property Appraiser of Miami-Dade County's taxable value to determine the taxes they levy.
  - Non-Ad Valorem Assessments
    A non-ad valorem assessment is a special assessment or service charge that is not based on the value of the property. Examples of districts that issue non-ad valorem assessments are Community Development Districts, Special Assessment Districts and PACE Districts.

    Every November, property tax bills are mailed. Payments are handled through the Tax Collector.

    Multiple parcel buildings can have a separate property tax folio for each portion of a building that is separately owned, with some exceptions.

    You may request to group or split folios for tax roll purposes only.

  - Adjusted Square Feet
    The Office uses the adjusted square feet of a building to determine the value of your property, not square feet, which is typically less.
  - Physical Inspections
    Periodically, Office field staff will visit your property to conduct a physical inspection, mostly limited to the exterior of the property.
  - Real Property
    Real Property is defined as land, buildings and all other permanent improvements on the land.

- Tangible Personal Property
  Tangible Personal Property consists of all goods, chattels and other articles of value capable of manual possession, whose chief value is intrinsic to the article itself, in a place of business.
  - Filing Your Return
    Anyone who owns Tangible Personal Property on January 1st must file a TPP return by April 1st of each year.
  - Guidelines

  - Exemptions
    An exemption will be applied to the first $25,000 in value for Tangible Personal Property. Institutional properties may be eligible for additional exemptions.
