Appealing to the Value Adjustment Board
The Value Adjustment Board (VAB) is an agency of the Clerk of the Court and Comptroller, which is independent of the Property Appraiser's Office.
If a petition is filed, the VAB will schedule a hearing at which the property owner will make their case for a value adjustment to a Special Magistrate experienced in property appraisal techniques, and the Property Appraiser's Office will defend its assessment.
Prior to filing a VAB petition, it is encouraged to first call or visit the Property Appraiser’s Office.

Confidential records will not be discussed with third parties without written permission from the property owner.
Submit Your Information
Request a VAB petition by visiting the Property Appraiser of Miami-Dade County's office in the Stephen P. Clark Center, or call 305-375-5641 to have one mailed to you.
A property owner appealing their property value is required to submit to the Property Appraiser's Office all documents that will be used to support this appeal. This documentation must be submitted 15 days prior to the scheduled VAB hearing.
