Property Appraiser Tomas Regalado Certifies the 2025 Preliminary Taxable Values
Miami-Dade County, FL – The Property Appraiser of Miami-Dade County Tomas Regalado has submitted the 2025 Preliminary Certification of Taxable Values to the taxing authorities. The countywide taxable value for 2025 is $512,351,556,115, an increase of $40,825,819,594 or 8.7% growth when compared to 2024. Taxing authorities will use the preliminary taxable values to prepare their upcoming budgets and determine their proposed millage rates.
“The real estate market, after years of growth, appears to have stabilized. The 2025 New Construction value of over $8.6 billion has surpassed last year’s $6.3 billion growth. However, I don’t believe this trend will continue. A value decrease in certain markets will provide relief for taxpayers, unless your local governments increase their tax rates. I urge my elected colleagues to consider reducing their respective tax rates to alleviate the housing crisis,” said Property Appraiser Tomas Regalado.
The 2025 Preliminary Certification of Taxable Values allows the taxing authorities, such as county government, municipal governments, the school board, and The Children's Trust, to prepare their 2025-2026 fiscal budgets and adopt proposed millage rates, which will appear on the Notice of Proposed Property Taxes (commonly referred to as the TRIM Notice) mailed to all property owners by August 24. This notice will provide property owners with their proposed property taxes and exemption benefits information.
